1. Acceptance of Terms

By accessing or using Kotira ("the Platform"), you agree to be bound by these Terms of Service and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using this platform.

Kotira is a real estate listing platform serving users in Finland. It is operated as a beta service and features may change over time.

2. Use of the Platform

You agree to use Kotira only for lawful purposes and in a way that does not infringe on the rights of others. Specifically, you agree not to:

• Post false, misleading, or fraudulent property listings.
• Use the platform to harass, spam, or deceive other users.
• Attempt to gain unauthorized access to any part of the platform or its systems.
• Scrape, copy, or redistribute content without prior written permission.
• Use automated tools to submit listings or contact agents without consent.

3. Accounts

To list properties or save favorites, you must create an account. You are responsible for maintaining the confidentiality of your login credentials. You agree to notify us immediately if you suspect unauthorized use of your account.

We reserve the right to suspend or terminate accounts that violate these Terms or engage in fraudulent or harmful activity.

4. Property Listings

Users who post listings are solely responsible for the accuracy and legality of the information provided. Kotira does not verify the accuracy of listings and does not act as a real estate agent or broker.

We reserve the right to remove any listing that violates these terms or is deemed inappropriate without prior notice.

5. Agency Licensing and Compliance Declarations

If you submit agency onboarding information or check any compliance declaration box (including confirmations that your agency has valid licensing), you represent and warrant that the declaration is true, complete, and legally accurate at the time of submission.

For clarity, this includes declarations that: (a) your agency holds valid licensing and authorizations, (b) business identity and authorization documents have been uploaded where required, (c) anti-fraud and listing verification policies are accepted, (d) minimum image, description, and listing quality standards are accepted, (e) Kotira seller terms and marketplace rules are accepted, and (f) published listings will include accurate data, legally required disclosures, and current availability status.

You agree that Kotira may request additional evidence to verify licensing, regulatory status, business identity, and compliance controls. You must provide requested documents or explanations within a reasonable time.

Kotira may run onboarding and listing reviews, apply additional checks, and require corrective action to ensure listing quality, legal disclosures, and marketplace safety standards are met.

If a declaration is false, misleading, incomplete, or cannot be verified, Kotira may reject onboarding, suspend or terminate the account, remove related listings, and take other actions reasonably necessary to protect users and platform integrity.

You are responsible for keeping licensing and compliance information up to date and must promptly notify Kotira of any material change affecting your eligibility to list properties.

6. Intellectual Property

All content, logos, design elements, and software on Kotira are the property of Kotira or its licensors and are protected by applicable intellectual property laws. You may not copy, reproduce, or distribute any part of the platform without written consent.

By uploading images or content to the platform, you grant Kotira a non-exclusive, royalty-free license to display and use that content for operating the service.

7. Pricing, Billing, and Campaign Plan

Paid features and subscription plans are described on our Pricing page. Unless otherwise stated, fees are billed in EUR and may include applicable taxes.

Agencies that qualify for the Campaign plan may receive EUR 0 pricing for up to 24 months, starting from Kotira's official beta-end date. Campaign eligibility is account-specific, non-transferable, and valid only for the campaign term defined on the Pricing page.

After the campaign term ends, standard paid pricing applies unless otherwise communicated. We may update pricing plans from time to time, and any such updates will be communicated before they take effect.

8. Disclaimer of Warranties

Kotira is provided "as is" without warranties of any kind, either express or implied. We do not guarantee the accuracy, completeness, or reliability of any listing or information on the platform.

Kotira is not responsible for any transactions, agreements, or disputes that arise between users and property owners or agents.

9. Limitation of Liability

To the fullest extent permitted by Finnish law, Kotira and its operators shall not be liable for any indirect, incidental, or consequential damages arising from your use of the platform, including but not limited to loss of data, financial loss, or damage to property.

10. Changes to Terms

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated date. Continued use of the platform after changes constitutes acceptance of the new Terms.

11. Governing Law

These Terms are governed by the laws of Finland. Any disputes shall be resolved in the courts of Helsinki, Finland.
